Kontaktiere den Makler noch am selben Tag via Willhaben. Rufe am nächsten Tag an, gebe bei der Assistenz im Büro bekannt, dass ich mich für das Grundstück interessiere. Erhalte die Rückmeldung, dass es sich um mehrere Wochen dauerndes Verfahren handelt und das mich der Makler am Montag kontaktieren wird. Montag vergeht ohne Kontakt. Dienstag ist das Grundstück aus Willhaben verschwunden. Hole mir selber den Grundbucheintrag, kontaktiere den Besitzer. Der informiert mich, dass er am selben Tag noch einen Termin mit dem Makler hat. Rufe wieder beim Makler an, erreiche die Assistenz, gebe ihr mein (um mehr als 20% über dem Ausrufepreis liegendes, aber immer noch sehr günstiges) Angebot ab. Erhalte die Rückmeldung, kontaktiert zu werden. Am Nachmittag erhalte ich die erste und einzige kurze Nachricht des Maklers über Mail, dass das Grundstück bereits verkauft wurde. Kontaktiere den (Vor)Besitzer, erhalte die Rückmeldung um 5k überboten worden zu sein. Das ganze Prozedere war für mich sehr dubios. Denke, dass hier ein "Freund" bevorzugt wurde, muss aber nicht sein. Selbst wenn nicht, sehr unprofessionell. Zu Gute halten muss man die sehr freundliche Assistenz im Büro. The following: Check for forest / meadow properties daily. Find one (on Thursdays) at a very good price. Contact the agent on the same day via Willhaben. Call the next day and let the assistant in the office know that I am interested in the property. Receive feedback that the procedure will take several weeks and that the broker will contact me on Monday. Monday goes by without contact. Tuesday the property disappeared from Willhaben. Get the land register entry myself, contact the owner. He informs me that he still has an appointment with the broker on the same day. Call the broker again, reach the assistant, give her my offer (which is more than 20% above the starting price, but still very cheap). Get the feedback to be contacted. In the afternoon I get the first and only short message from the realtor via mail that the property has already been sold. Contact the (previous) owner, get the feedback that you have been outbid by 5k. The whole procedure was very dubious for me. I think that a "friend" was preferred here, but it doesn't have to be. Even if not, very unprofessional. The very friendly assistant in the office has to be praised.
