D	Damjan Dovžan on Google ★ ★ ★ ★ ★ Habe viele Jahre in einem Haus, welches von KEB "verwaltet" wird, gewohnt. Ich will nicht allzu viel Details ins Detail gehen, werde aber meine Erfahrungen kurz zusammenfassen. Solange es keine Probleme gibt und man brav die Miete bezahlt ist alles in Ordnung. Sobald Probleme auftreten (bspw. Wasserschaden), dauert es unglaublich lange, bis es behoben wird. In meinem Fall hatte ich knapp ein halbes Jahr eine Baustelle in der Wohnung. Der Vermieter war nicht bemüht irgendwas zu beschleunigen, eher umgekehrt und ich als Mieter musste den Sanierungsunternehmen nachlaufen. Außerdem war das Haus in einem ziemlich schlechten Zustand und auch wenn was gemacht wurde, wurden die Arbeiten sehr lange nicht abgeschlossen und wir lebten täglich in einer Baustelle (das war noch vor Corona-Ausrede). Als Kirsche auf der Torte wurde eine zu hohe Miete verlangt (weil angeblich Lagezuschlag, was aber gar nicht stimmt). Persönlich würde ich ganz sicher nicht ein zweites Mal in einem durch KEB betreutem Haus wohnen. I lived in a house "managed" by KEB for many years. I don't want to go into too much detail, but I will briefly summarize my experiences. As long as there are no problems and you pay the rent well, everything is fine. As soon as problems arise (e.g. water damage), it takes an incredibly long time to fix. In my case, I had a construction site in the apartment for almost six months. The landlord did not try to accelerate anything, rather the other way around and I as the tenant had to run after the renovation company. In addition, the house was in pretty bad shape and even if something was done, the work was not completed for a very long time and we lived in a construction site every day (that was before the Corona excuse). Too high a rent was demanded as the cherry on the cake (because supposedly a location surcharge, which is not true at all). Personally, I would definitely not live a second time in a house looked after by KEB.

Hatte mir bereits eine Wohnung zugesichert,Herr Mag.Binder meinte,dass ich die Kaution im Vorhinein überweisen sollte,was mich einigermaßen stutzig machte. Ich wollte die Wohnung unbedingt haben,daher überwies ich die Summe. Zur vereinbarten Schlüsselübergabe setzte ich den Hausverwalter in Kenntnis,dass ich mich aufgrund starken Verkehrs 20 bis 30 Minuten verspäten würde. Er meinte nur lapidar,dass das nicht ginge,weil er einen andere Termin hätte und mich später kontaktieren würde. Was kam,war eine E Mail,dass die Wohnung bereits vergeben war. Nun stand ich praktisch auf der Straße,weil ich in meiner alten Wohnung bereits einen Auszugstermin vereinbart hatte und das Geld für die Kaution war auch schon überwiesen. Nach persönlicher Vorsprache bei der Immobilienfirma meinten die Sekretärinnen,dass ich warten müsste, bis Mag.Binder vom Urlaub zurückkommt,dann würde ich die Kaution rückerstattet bekommen. Erst nach Drohung mid dem Anwalt wurde eingelenkt und ich bekam mein Geld daraufhin am nächsten Tag. Mein Fazit: unseriös,unfreundlich und inkompetent. Not recommended. I had already been promised an apartment, Mr. Binder said that I should transfer the deposit in advance, which made me somewhat suspicious. I really wanted to have the apartment, so I transferred the sum. When I agreed to hand over the keys, I informed the property manager that I would be 20 to 30 minutes late due to heavy traffic. He just said succinctly that it wasn't possible because he had another appointment and would contact me later. What came was an email that the apartment was already taken. Now I was practically on the street because I had already arranged an appointment to move out of my old apartment and the money for the deposit had already been transferred. After a personal interview with the real estate company, the secretaries said that I would have to wait until Mag. Binder came back from vacation, then I would get the deposit refunded. Only after a threat from the lawyer did they give in and I got my money the next day. My conclusion: dubious, unfriendly and incompetent.
